What you agree to when you use ADUOS.

ADUOS helps you understand whether an ADU is realistic at a specific address in San Jose. It does not replace a licensed architect, engineer, or contractor. The free look is free, the $49 paid unlock is a one-time fee per property, and we won’t charge you again without asking.

ADUOS is an informational tool. We pull public data, layer in modeled feasibility analysis, and surface the likely path, the blockers, and the next real step for a property you tell us about. Every claim is labeled Verified, Modeled, or Needs review so you can tell what’s grounded and what’s inferred.

ADUOS is not legal advice, engineering advice, architectural advice, or financial advice. It is not a permit. It is not an engineering survey. It is not a guarantee that any given ADU will be approved, built, or returned at the values we model. Always confirm critical decisions with a licensed professional.

• Provide accurate information when asked — your address, your email, and any property-specific details you enter.
• Use ADUOS for lawful purposes only. Don’t scrape it, reverse-engineer it, or submit other people’s addresses without permission.
• Keep your account credentials to yourself.

• Run your address against real public data, not guesses.
• Label every claim honestly.
• Refund the $49 paid unlock if we can’t give you a real decision for your property. The bar is honest, not pedantic.
• Keep your data private, per our privacy policy.

The free look is free. The paid unlock is $49 per property, one time. Payments run through Stripe. We do not see or store your card. There are no recurring charges and no auto-renewals.

The ADUOS software, brand, and any analysis you receive from us are ours. You’re welcome to share your own case, your own decision summary, and screenshots — we want you to talk about your ADU plans. You can’t resell the product or white-label it.

ADUOS is provided “as is,” without warranty. Our maximum liability to you, for any claim, is limited to the amount you paid us in the 12 months prior to the claim (which for most users is $0 or $49). We are not responsible for decisions you make based on the product, nor for third-party builders or lenders you engage.

You can delete your account any time. We can terminate accounts that violate these terms — abuse, scraping, misrepresentation — and we will prorate or refund any unused paid cases.

These terms are governed by the laws of the State of California. Disputes will be resolved in the state or federal courts in Santa Clara County. There is no mandatory arbitration clause. If that ever changes, we’ll notify you and give you the option to opt out.

We may update these terms as ADUOS evolves. If we change anything material, we’ll email users with accounts and post a note here. The “last updated” date at the top reflects the most recent change.
